Winter is Coming! Property Maintenance Tips

Property maintenance tips to keep your property and tenants safe as cold weather approaches.

Buy Supplies

Buy your winter tools and supplies before you need them. Make sure you have ready access to your snow shovels and windshield scrapers. Be sure to buy Salt and anti-freeze before the crowds rush to the stores and supplies are running short. 

Ceiling Fans

Make sure to switch the direction of your ceiling fans to spin clockwise in the winter. Keep them running at a low speed to help circulate air. Warm air rises and cool air descends, by keeping the air moving you can make the room feel warmer and help lower energy costs. 

Heating System

Make sure to run a test on your heater and consult with a licensed technician for a tune-up before the system requires daily use. If you haven’t already, install a programmable thermostat to save energy. Lowering the thermostat by 10 to 15 degrees for Eight Hours can save as much as 15% a year on heating costs. We program the temperature to decrease at night when everyone is bundled up in bed. 

Chimney

If you have a working fireplace you need to get your chimney cleaned by a professional sweep. This will help to decrease fire risk from buildup or blockage. 

Change the Batteries

Test the smoke and carbon monoxide detectors in your home and replace the batteries when you set the clocks forward.

Roof and Gutters

Make sure there are no missing or loose shingles. Avoid roof leaks by spotting problems early on. Check for areas that water may pool causing ice dams which can cause water to back up and leak.  Clean the leaves and debris from the gutters to make sure water can flow freely. The helps avoid backups that lead to leaks and water entering the home. 

Water 

Shut off the water to the exterior faucets and drain lines to help prevent freezing and bursting pipes as temperatures drop. 

Cracks

Check the foundation (and if you’re feeling ambitious the driveway) for cracks and caulk around the areas where masonry meets siding, where pipes or wires enter the house, and around the windows and door frames to prevent heat from escaping. The is one inexpensive project that can save you money in the long run by preventing water and ice damage.

Seal Drafts

Use weather stripping, window film, and caulk to control heat loss around doors, windows, and baseboards. Reducing drafts can save up to 30% in energy costs per year.
